HOW TO PREPARE YOUR RENTAL PROPERTY FOR SUMMER


Summer is nearly here and our team has been hard at work for months now to make sure all of our rental properties are ready. 

We begin lining up landscaping vendors in February to make sure that we are able to secure the best pricing for our Owners. Each vendor has been fully vetted through our standard processes and has provided verification of insurance. Once May arrives, we keep a close eye on the weather projections to schedule sprinkler turn-ons and swamp cooler start-ups. We look for overnight temperatures to be consistently 40 degrees or higher to protect the equipment. Our experts complete the seasonal turn-on of the system and are able to repair any leaks or troubleshoot issues in the moment.

In the meantime, we provide all of our residents who are responsible for the lawn care at their rental home with a comprehensive review of expectations. This document thoroughly reviews guidelines for watering, fertilizing, mowing/trimming, hoses, sprinklers, and more. It’s crucial to have this documented in the event that residents neglect the lawn, causing damages that require funds to be withheld from the security deposit.

Finally, properties are inspected routinely and where appropriate, a spring clean-up or follow-up clean is completed efficiently by our in-house maintenance team. This may include leaf pick-up, branch removal, edging, weeding, or other routine items. In some cases, this would be billable to the Resident but no matter what, spending 1-2 hours seasonally sprucing up a property goes a long way towards maintaining the overall value and appeal of your investment property.
